Types of Housing Developments
Galliard has a varied portfolio of housing developments covering everything from boutique developments of just 10 apartments to sites which form their own village, incorporating a mixture of residential and commercial usage as well as community facilities.
Our housing developments can contain mansions, townhouses, luxury apartments, duplexes and penthouses – covering all budgets from £139,995 to £25m.
Small Housing Developments
Boutique developments are typically located in the City of London where space to develop is sparse and residents tend to appreciate a sense of exclusivity.
The benefit of a small housing development is that each apartment is often bespoke in design. They are also usually set behind a period façade which provides a residence rich in character and charm, with all of the state-of-the art specifications of a modern abode.

Large Housing Developments
Housing supply in the UK, especially London, is the focus of much discussion at present. With the population, and therefore housing needs, increasing, large scale housing developments are necessary to keep up with demands.
In May 2013 the UK Government published permitted development rights to allow developers conditional rights to convert existing office buildings into residential use. This together with the government's Help to Buy: Equity Loan scheme, amendments to Stamp Duty Land Tax rates, and recent government discussions on the development of brownfield land, have encouraged property developers to build large scale housing developments.
One of Galliard's largest housing developments is New Capital Quay in the Royal Borough of Greenwich, containing seven residential blocks with a staggered completion from May 2013 to January 2015. Set within a former dock basin just moments from Cutty Sark, the site now offers an entire riverside village containing 636 luxurious homes, a flagship Waitrose superstore and the provision for waterfront bars, cafes and restaurants.
Harbour Central is Galliard's newest development, comprising five residential blocks which will house 642 apartments ranging from stylish studios, expansive one, two and three bedroom apartments and opulent penthouse apartments. Residents will also enjoy access to an exclusive 'Residents' Club' which will boast a proposed library, concierge, business suites, a gym and spa, plus a private cinema. The development's principal block, Maine Tower, launched its apartments off-plan in the summer of 2016, which are on sale now.
Considering a New-Build Housing Development?
When dreaming of a new home, some people will count 'period features' as an important element on their wish list. However, a new-build property will have lots of advantages that you may have never considered. For example, with a new-build property you can move into a fully-functioning and tastefully-decorated home that needs absolutely no modernisation or maintenance work. This will save you a lot of time, energy and money, especially if you have a busy lifestyle.

Prefer a Conversion Housing Development?
If it is character and charm that you are after, then perhaps a property within a converted warehouse or a refurbished building with an original period façade may be more suitable for you.
Galliard has plenty of experience in warehouse conversions from the transformation of Butler’s Wharf Estate in the 1990s to Wapping Riverside in Wapping, Carlow House in Camden and The Printworks in Clapham in recent years. Our warehouse conversion housing developments incorporate traditional features such as large industrial windows, original brick feature walls and high ceilings, whilst being fitted and specified with the most modern-day comforts and technological features.
Similarly, in a housing development within a converted period building, you can benefit from bespoke high-end living while retaining the classical features and architectural aesthetics of the original building. One of our most famous and historically rich period conversions to date is arguably Marconi House, 336 - 337 The Strand, WC2. Marconi House was originally built in 1902 to designs by architect Norman Shaw as a theatre and restaurant with an upper floor hotel. Twenty years later the building served as the first broadcasting studios for the BBC. In 2012 the listed building was transformed by Galliard Homes and Frogmore into a block of 86 apartments, ranging from suites to spectacular penthouses, with a fabulous concierge reception and services provided by the adjoining five-star hotel.
