The highest point has been reached at the £106m Belgrave Village scheme in central Birmingham, which is being delivered by Wavensmere Homes, in partnership with the Galliard Apsley Partnership, a joint venture between Galliard Homes and Apsley House Capital.
A topping out ceremony marked the milestone, which has taken place only 15 months after construction work commenced at Belgrave Village. The 12-acre regeneration project is delivering 438 eco-efficient houses and apartments, set amongst extensive new public open space.
Accessed off Belgrave Middleway (A4540), just outside the city’s Low Emission Zone, 65% of the landmark development has already been matched with buyers at the off-plan stage. The Belgrave Village site was previously Joseph Chamberlain Sixth Form College and Birmingham Sports Centre but had lain derelict for 20 years. Designed by Franklin Ellis Architects, the scheme rises to 11-storeys at Haden Circus, with the upper floor apartments enjoying views across the city of Birmingham and its suburbs.
Craig Gee, Construction Director for Wavensmere Homes, said: “Belgrave Village is one of the most active regeneration sites in central Birmingham, as we have between 200-250 construction professionals working on site five days per week. We were thrilled to handover the keys to the first residents during the summer, and now our project team has been able to celebrate reaching the highest point of the development. The topping out ceremony took place on the roof of Block B, which stands 38 metres high.
“Thank you to the skill and dedication of our entire project team and supply chain for working with us to deliver this complex development. All 174 two-, three- and four-bedroom houses and 238 one- and two-bedroom apartments, residents’ amenities, and over six-acres of public open space, will be completed during spring 2025.”
Cllr John Cotton, Leader of Birmingham City Council, said: “Constructing homes on vacant brownfield land is critical to delivering the 4,000 homes per year that are needed across Birmingham to fulfil our city’s housing needs. Belgrave Village is an exemplary gas-free development where there are not only stylish apartments with city views, but also a wide range of houses, enabling families to reap the benefits of living in this convenient location. Thank you to Wavensmere Homes and Galliard Homes for the opportunity to meet the project team and appreciate the vistas from the highest point.”
Gerard Nock, Chairman at Apsley House Capital, said: “Belgrave Village is raising the bar for housing in this part of the city. We’re delighted to be working with Wavensmere Homes on this exemplar scheme. We understand the challenges faced by Birmingham City Council to deliver the new homes needed for the city and together with our joint venture partners we’re proud to be playing our part in helping the Council achieve its goals.”
Priced from £190,000, the homes benefit from air source heat pumps, natural ventilation, and low energy appliances, to enable occupiers to lower their carbon footprint and household bills. The city’s first EPC-B rated houses are eligible for green mortgages.
Once complete, Belgrave Village will offer residents access to a gym, co-working space, screening room, and concierge service. The scheme design and mix of apartment and house types will enable occupiers to care for a small pet. While projected rents at Belgrave Village are on a par with the Jewellery Quarter and other parts of central Birmingham, the scheme’s position affords the luxury of linear parks and a good allocation of parking. All 174 houses at the scheme are sold with a parking space, while apartment purchasers have the opportunity to buy one.
For local journeys into the city’s business, shopping, and cultural quarters, cycling and E-scooters that are readily available for hire are the preferred methods of transport for most residents, although bus stops are positioned close to the new development. Moor Street station and New Street station are both around 1.5 miles away, offering frequent services across the UK rail network. Trains from New Street to London Euston take 63 minutes. The A4540 leads to the Aston Expressway (A38M) and provides easy access to the national motorway network.
